place, maintained or repaired
with the approval of the ACC.

Q: Guidelines for Basketball
Hoop
A: Basketball goals or
backboards or any similar
equipment either a permanent or
temporary nature shall not be
placed within 10 feet from the
front property line of any Lot
or the side lot lines of corner
lots in the community without
prior written consent of the
ACC. All basketball backboards
shall be of a clear, see through
material and all supporting
poles and stanchions shall be
painted either black or dark
hunter green. Must be stored in
an upright position. (Article

Q: Guidelines for Boats
A: No trailer, boat, motor home,
tent, recreational vehicle,
travel trailer, any truck larger
than a 3/4 ton pick-up may be
parked or stored in public view.

Q: Guidelines for Doors
A: Any changes to the existing
paint color, stain color, or to
replace the door with one that
has a different exterior
appearance will require approval
from the ACC. (Article IV)
Q: Guidelines for Driveways
A: The visible portion of the
driveway on each Lot can be
constructed of broom finish
concrete, aggregate concrete,
stamped concrete or brick
pavers. Other materials and
finishes require ACC approval.
Asphalt and gravel driveways and
sidewalks are prohibited.

Q: Guidelines for Exterior House
lights
A: No exterior lighting of any
sort may be installed or
maintained on a Lot where the
light source is offensive or a
nuisance to neighboring property
(reasonable security or
landscape or tennis court
lighting is permitted with the
prior approval of the ACC).

existing lighting also requires
the prior written approval from

Painting
A: A change to paint or stain
colors requires the prior
written approval of the ACC.

Q: Guidelines for Fencing
A: An accurate fencing plan
locating all proposed fences is
required to be submitted and
approved by the ACC prior to
commencing any fence work. On
all new fences, posts must be
galvanized steel. On all new
fences, fencing shall be
stained, not painted, on both
sides in a color that is
approved by the ACC within 60
days of completion. Painting the
fence or leaving it unstained is
prohibited. All damaged,
rotting, or missing portions of
fence shall be replaced with
comparable materials to the
remaining portion of the fence.
Fences shall not be externally
braced in lieu of replacing or
repairing posts, columns,
pickets/boards, or other
structural members. Picket and
board replacements on stained
fences must be stained within 60
days of the repair in a color
that is as closely matched to
the existing stain as possible.
No fence or wall shall be built
or maintained forward of the
front wall line. No fence shall
exceed 8' in height unless
otherwise approved by the ACC.

except 1 professional sign of
not more than 9 square feet
advertising the property for
sale. A flagpole for the
purposes of displaying a U.S.
flag, TX flag, or military flag
will require prior written ACC
approval and must conform to The
Dominion at Panther Creek
Homeowners' Association, Inc.

Flags, and Military Flags as
recorded with Collin County.

A: Any changes to the existing
gutter and down spout system
requires prior written ACC

Lights

Q: Guidelines for Landscaping
A: All yards and lawns shall be
kept neat and well maintained,
and all grass and vegetation on
each lot shall be kept mowed at
regular intervals. Trees,
shrubs, vines, and plants which
die shall be promptly removed
from each Lot, and replacements
of equal quality or value
promptly installed. (Article
XII) All front yards and side
yards on all Lots must be
planted with grass or other
ground cover exclusive of any
landscaped areas, and all front
yards shall be improved with an
automatic irrigation system. The
front yard of all Lots shall be
improved with at least two (2)
three and on-half inch (3.5")
caliper trees measured twelve
inches (12") above grade. The
foundation of the front
elevation of all Living Units
shall be screened with shrubs or
other permanent landscaping.
Decorative ground cover rock in
the front and side yards may not
exceed ten (10%) percent of the
total area of the front and side
yards. Cuts into natural grade
visible from the street are to
be faced with masonry, landscape
timbers, sodding or landscaping.

additions and improvements
require ACC approval prior to
installation. (Article IV)
Q: Guidelines for Mailboxes
A: Any changes to the existing
mailbox and/or to replace the
mailbox requires prior written
approval from the ACC. (Article
IV) All owners shall be required
to maintain their lot and the
improvements thereon in a well
maintained, safe, clean, and
attractive condition at all
times, so any mailbox in
disrepair should be repaired
and/or replaced in a timely
manner. (Article XII)

Decks
A: The patio and/or deck must be
compatible with the dwelling to
which they are appurtenant as
well as the community as a
whole. No improvement may be
commenced, erected, altered,
added onto without plans
submittal to the ACC for prior

Q: Guidelines for Play
Equipment
A: Play/recreational equipment
must be located in the
back/fenced yard. Awnings,
coverings, or banners of play
equipment must be maintained in
a neat and attractive condition;
worn awnings, coverings, or
banners must be replaced
immediately. Awnings, coverings,
and banners should be in muted
browns or forest green; no
primary colors if visible over
the fence from the front of the
dwelling. (Article VI, Article
XII) Basketball goals must be
stored in an upright position
and should not be stored in the
street, sidewalk, or any other
public right-of-way. All
basketball backboards shall be
of a clear, see-through material
and all supporting poles and
stanchions shall be painted
either black or dark hunter
green. (Article XXX) All
children's play equipment should
be stored out of sight when not
in use. No improvement may be
commenced, erected, altered,
added onto without plans
submittal to the ACC for prior

A: Miniature satellite dishes
(39 inches or less in diameter)

house or from a street unless
the dish must be placed on the
front of the house due to
quality of signal. If this is
the case, proper documentation
should be submitted to the ACC
to be kept on file with your
property records. (Article XX)

Q: Guidelines for Sidewalks
A: At the time of construction
of a residence, the owner shall
also construct a four-foot
sidewalk which shall be placed
and constructed within the
street right of way in
accordance with City of Frisco
specifications and ordinances,
behind the curb. Location,
design, and any decorative
surface must be approved by the
ACC. All sidewalks visible from
a street can be constructed of
broom finish concrete, aggregate
concrete, stamped concrete, or
brick pavers. Other materials
and finishes require prior ACC
approval. Asphalt and gravel
sidewalks are specifically
prohibited. Sidewalks in front
of each home are the owner's
responsibility to maintain.

A: Storage buildings must be
permanent in nature. No plastic
or resin type buildings shall be
permitted. Storage buildings may
be placed in the backyard
provided that they are not
visible from any street, alley,
or green area. If this proves
not to be possible, proper
documentation which may include
a home survey and/or pictures of
the proposed location for the
storage building must be
submitted showing that there are
no alternative locations for
placement. Storage buildings
must not exceed 8' in height.
They must have shingles that
match the main dwelling, and the
color of the storage building
itself must match the main
dwelling. Only one storage
building is permitted per lot.
They must be properly
maintained. An ACC application
and approval is required prior
to installation. (Article VI)
